Our History

The Broadwater Subdivision was created as part of the Isle of Palms Community by ICI Homes in 1997. Located off Beach Boulevard and Eunice Road in Jacksonville, Florida, our 94 homes enjoy access to the Intracoastal Waterway and the natural beauty of protected marshlands.

1960s

Isle of Palms Development

The greater Isle of Palms community was developed, establishing the neighborhood that Broadwater would later join. Early residents built homes along the waterways, creating the foundation for our waterfront community.

1997

Broadwater Founded

ICI Homes created the Broadwater Subdivision as an extension of the Isle of Palms community. The 94-lot development was designed to preserve the natural marshlands while providing waterway access to residents.

2004

Covenants Restated

The Broadwater of Jacksonville Homeowners' Association adopted its First Amended and Restated Declaration of Covenants and Restrictions, establishing the governing framework that continues to guide our community.

2007

Canal Dredging Project

A major infrastructure project dredged the canals serving Broadwater and Isle of Palms, maintaining navigable waterways for residents with boat access.

2016

Hurricane Matthew

On October 8-9, 2016, Hurricane Matthew impacted our community. Neighbors came together to support one another through the storm and recovery.

2017

Hurricane Irma

On September 11, 2017, Hurricane Irma brought another test of community resilience. Once again, Broadwater residents demonstrated the neighborly spirit that defines our community.

Today

A Thriving Community

Broadwater continues as a peaceful waterfront community where neighbors become friends, united by our shared appreciation for the marshes, waterways, and natural surroundings that make this neighborhood special.
